Asbestos Surveys
There are 3 type of Surveys:
Management
Refurbishment
Demolition
The above surveys can be performed on Domestic, Commersical and Industrial properties.
Management Surveys
An asbestos management survey is the standard type of asbestos survey used to locate and assess asbestos-containing materials (ACMs) in a building that is being normally occupied and maintained.
Its main purpose is to help the building owner or duty holder manage asbestos safely in place and prevent accidental disturbance.
The surveyor will:
-
Inspect accessible areas of the building
-
Identify materials that may contain asbestos
-
Take samples (bulk sampling) where necessary
-
Assess the condition of the materials
-
Evaluate the likelihood of disturbance
-
Produce an asbestos register and risk assessment
Refurbishment Survey
A refurbishment asbestos survey (often called a Refurbishment & Demolition Survey or R&D survey) is a highly intrusive asbestos inspection carried out before renovation, refurbishment, or demolition work.
Its purpose is to identify all asbestos-containing materials (ACMs) that could be disturbed during construction activities.
The survey ensures workers do not accidentally disturb asbestos during:
-
wall removal
-
ceiling replacement
-
rewiring
-
plumbing works
-
HVAC upgrades
-
demolition
Because refurbishment work can expose hidden materials, this survey is much more invasive than a management survey.
Surveyors may:
-
break through walls
-
open ceilings and floor voids
-
remove panels
-
inspect behind fixed structures
-
access hidden service ducts
-
take bulk samples for laboratory analysis
The inspection is often destructive because asbestos may be concealed inside building components.
Demolition Survey
An asbestos demolition survey is a fully intrusive and destructive asbestos survey carried out before a building or part of it is demolished.
Its purpose is to locate all asbestos-containing materials (ACMs) so they can be safely removed before demolition begins.
The survey aims to ensure:
-
no hidden asbestos remains,
-
demolition workers are protected,
-
asbestos fibers are not released into the environment,
-
legal requirements are met.
Because demolition destroys the structure, the survey must identify asbestos in every accessible and hidden area.
Surveyors may:
-
break walls
-
remove ceilings
-
lift flooring
-
dismantle fixtures
-
open ducts and risers
-
inspect structural cavities
-
access roof spaces and plant rooms
Bulk Sampling
A bulk sampling survey is a type of inspection where the surveyor takes small physical samples of suspect materials from a building and sends them to a laboratory to determine whether they contain asbestos.
Below is what will happen during a bulk sampling survey:
The surveyor will:
-
Inspect the property for materials that might contain asbestos
-
ceiling tiles
-
pipe insulation
-
floor vinyl
-
textured coatings
-
roofing sheets
-
cement boards
-
-
Carefully remove tiny samples from those materials
-
Seal and label the samples
-
Send them to an accredited lab for analysis using microscopy techniques
-
Produce a report showing:
-
whether asbestos is present
-
the asbestos type (e.g. chrysotile, amosite, crocidolite)
-
condition of the material
-
recommendations for management or removal
-
